Waterproofing Foundation Cracks

Repairing Foundation Cracks – Windsor & Essex County

Waterproofing Foundation Cracks

When foundation cracks allow water to begin seeping into your basement through the walls or floors, it’s time to take action. At TRS Waterproofing and Drainage, we have a variety of solutions specifically designed to permanently stop foundation leaks.

How we fix cracks in your basement walls and floors all depends on how severe they are and where they are located.

Three Primary reasons for Foundation Cracking

  • Foundation Settling – The building sinks over time, causing the walls or floor to shift and crack
  • Hydro-staticĀ  Pressure – Groundwater builds pressure around your foundation causing cracks
  • Expansive Soils – Clay soils around your home expand and contract causing pressure and cracking
  • Temperature Swings – Extreme temperature changes, freezing, and thawing cycles can cause cracks

Vertical, Diagonal, and Horizontal Cracks

As concrete cures, it is fairly common for small vertical cracks to appear in foundation walls. These cracks are not a sign of a major foundation problem and can be easily fixed. Diagonal and horizontal cracks indicate a more serious problem that likely require structural crack repairs.

Repairing Foundation Wall Cracks

Non-Structural Cracks – These are hairline cracks that do not immediately threaten the structural integrity of your home. They are caused over time by weather conditions, temperature changes, moisture content, and can be fixed with Crack Injections. Non-structural cracks can turn into structural cracks if not repaired properly.

Structural Cracks – Structural cracks are either vertical, diagonal, or horizontal and are more serious. They are generally caused by poor soil bearing, overloading, swollen soil, or poor construction. For these types of cracks, we use different solutions such as foundation pier systems, steel bracing, wall anchors, replacement of the wall, french drains, and exterior weeping tile drainage systems. The solution will always vary according to the severity of the problem.

From Windsor, to Lakeshore, to Leamington, we have repaired cracks of all sorts, some of which were very serious and could have been fixed quickly and permanently if addressed earlier.
